The High Court has rejected an application by the O'Donnell children for an injunction to stop the repossession of their Killiney home, which was once valued at €30m.
Judge Brian McGovern said the issues outlined in the application were similar to those previously argued before the courts.
He said solicitor Brian and Mary Pat O'Donnell were not entitled to possession of the property and that their children had no right to give them residency.
Judge McGovern requested that Blake O'Donnell contact his parents by phone to inform them of the court's decision.
He said the court would sit again to hear the outcome of the conversation.
When Mr O'Donnell previously objected to suggestions that he would contact his parents, Judge McGovern said: "We can do this the easy way or make it more difficult."
He said Mr O'Donnell phoning his parents was the most practical method of relaying the information to them.
Blake O'Donnell then told the court that his father said he is not party to the proceedings and will not leave the house.
Bank of Ireland has made an application for a trespass injunction against Brian and Mary Pat O'Donnell.
Counsel for the bank Cian Ferriter has asked to serve a court summons on Mr and Mrs O'Donnell by leaving the papers at the gate of Gorse Hill because of the difficulties they may have serving the papers in the next hour.
Mr Ferriter said they would also email the papers to the address that was used by Brian O'Donnell on Sunday night.
He said he hoped this game the O'Donnells were playing with the court process would be coming to an end.
Judge McGovern said they could seek to contact Mr O'Donnell via intercom and if they receive no response they could post them on the gate of the property.
Mr O'Donnell and his wife were pursued for a debt of €71.5m by Bank of Ireland when it began court proceedings to repossess their home.
The court had requested affidavit evidence from receiver Tom Kavanagh outlining events at the house on Vico Road in Killiney, since he was due to take possession of the property yesterday.
Mr O'Donnell and his wife remained in the house today, having effectively barricaded themselves inside yesterday, assisted by members of the "new land league".
Last month, a bank-appointed receiver was given a court order to take possession of the property by 1 February, against the wishes of the adult children of Mr O'Donnell.
It followed a failed Supreme Court appeal against repossession of the house.
